HGTV Dream Home Winner Gets Dream Come True

HGTV’s 2025 Dream Home has a new owner!

And the winner has never owned a home before.

HGTV Dream Home designer Brian Patrick Flynn traveled to New York to hand the keys to the Bluffton, South Carolina home over to Tricia Smith.

Tricia is a special education teacher originally from Antigua, who currently lives in the Bronx. And while she’s a devoted HGTV fan, she’s never owned her own home.


HGTV Enlists the Help of Winner’s Friend to Surprise Her

In a video posted on his Instagram account, designer Michael Patrick Flynn explained that he enlisted the help of Tricia Smith’s friend from college, Rob Reeves. Rob convinced Tricia that they were going to stop by a local “pop up art gallery” on their way to dinner.

But in fact, the room was actually filled with photos of the 2025 Dream Home, with HGTV’s crew on hand, ready to document Smith’s reaction. 

After Smith walks and looks around confused, Flynn tells her, “We are here to let you know that you are officially the winner of HGTV Dream Home 2025 of Bluffton, South Carolina.”

She responds, “No, you’re kidding. Is this a joke? Are you serious?” Finally, Smith lets it all sink in and says, “I am shocked and excited, and feeling a little faint. I think I’m gonna cry.”

Flynn then asks her, “Have you ever owned a home before?” And Smith says, “I have not. This would be the first time I’m owning a home. And it’s a h*** of a starter home.” 


Designer Brian Patrick Flynn Says This Home Was a First for Him Too

Long-time HGTV Dream Home designer Brian Patrick Flynn said in the HGTV Special about building the home that this was his first time to design a home on a golf course.

The new build is situated along the fairway of Berkeley Hall, a premiere private golf community. And Flynn leaned into the setting, adding a golf simulator and a private golf cart as part of the home’s amenities.

The three-bedroom, three-and-a-half-bathroom home blends “classic Southern luxury and modern sophistication,” according to HGTV.  Inside the home, the great room features soaring ceilings and a 22-foot-tall fireplace.

The open concept connects all the main living spaces. That includes a kitchen with a massive island and double cabinets to the ceiling. Right off the kitchen is a handy butler’s pantry with a prep sink, fridge/freezer and dishwasher.

The primary bedroom is on the first floor. It features his-and-her closets and a spa-like bathroom with a free-standing tub and massive double shower. The two guest bedrooms upstairs are divided by a cozy loft lounge designed as a teen hangout.


Why HGTV Chose Bluffton, SC as the Dream Home’s Location

Bluffton, South Carolina is just across the bridge from popular vacation destination Hilton Head Island. And it’s just 25 miles from Savannah, Georgia. Producers chose Bluffton not only for its location, but also for its natural beauty, Southern hospitality, and easy access to beaches, historic sites and cultural attractions.

Country Living magazine recently named Bluffton one of the Country’s 10 Best Small Towns.


HGTV Dream Home Prize Package Is Worth Millions

Tricia doesn’t just get the keys to a brand new home. Smith will also receive a new 2025 Mercedes-Benz GLC, a $100,000 check and a five-year supply of Viva paper towels. The entire prize package is worth over $2.2 Million.

HGTV says it received more than 118-million entries to win the home.
